An estate agency advertises mostly outside the office. Most calls come from banners on balconies, fences and plots, which makes them a consumable you order regularly, in batches, with spares. A banner has to be legible from the street, last several months outdoors and be cheap enough that you do not mind when it does not come back after the sale.
The other part is image. An owner chooses the agency to trust with their biggest transaction and judges it on everything: the window, the agent’s car, the business card and the folder the contract comes in. This is not about expensive gifts but consistency: everything in one colour, with one logo and one phone number that is easy to remember.
1. Boards and banners on properties
On a banner, less is more: “For Sale” or “To Let”, a big phone number, the agency logo. Floor area and number of rooms are only legible close up, not from a car. Before putting it up, make sure you have the owner’s consent and, in a block of flats, that the building management or housing association rules allow it. Order banners in batches with the listing number added by sticker or marker; that way one design covers every property.

- Direction arrows for open days→On housing estates and new developments buyers get lost among the side streets. Lightweight PVC signs with an arrow and logo, reusable.

2. Office: fascia and window
An estate agent’s window traditionally shows listings. But A4 sheets taped to the inside of the glass look like notices on a lamp post. Slim illuminated frames with swappable graphics show the listings in the evening too, when people are on their way home and have time to look.

3. Agents on the road
An agent spends the day in the car and at viewings. A magnetic sign on the car door shows the brand outside every block of flats and comes off in seconds after work, which matters because agents often drive their own cars. A branded folder in which the client receives the contract and the property details says more about the agency than many an advert.

4. Winning instructions and open days
The hardest part is getting a property to sell, not finding a buyer. A leaflet saying “we are looking for a flat in your block for a specific client”, posted through letterboxes on a chosen estate, can bring more than general advertising. For open days and property fairs a roll-up banner and a flag outside are enough.

5. After the sale
A happy client recommends the agency to friends, but only if they remember the name. A small gift at key handover stays in the new home for a long time, and a calendar at the end of the year reminds clients and business partners about you.

From our experience — what to watch out for
- Put “For Sale” or “To Let”, the phone number and logo on the banner. Everything else is illegible from the street and only makes the phone number smaller.
- Order banners in batches with spares. Some do not come back after the sale, and a new listing should not wait for printing.
- Use one phone number on all material, ideally an easy one to remember. People note it down from a balcony, often without a pen.
- Before hanging a banner on a block of flats, check the building management or housing association rules. A banner taken down by the caretaker is a loss and an unhappy client.
- Take car magnets off before a car wash and wipe the paint underneath now and then. That way they leave no marks.
