A retail property manager orders advertising differently from a single shop. They look after dozens of tenants who come and go, a car park that has to be easy to read at noon on a Saturday, a facade that can earn money from advertising, and a campaign calendar from Valentine’s Day to Christmas. And it all has to be done without disturbing shoppers, which means at night, quickly and without leaving a mess.
The key question for every element is: what happens when a tenant leaves or the campaign ends. So we propose solutions with swappable graphics: pylon panels replaced one at a time, tension frames with a new banner instead of a new structure, posters for light boxes, window film for vacant units. A structure put up once works for years, and you only change the print.
1. Site, entrance and car park
Drivers decide to turn off the road in a few seconds, so the pylon should show a handful of key brands, not all of them. In the car park simplicity counts: zones marked by colour and letter, directions to entrances and the exit, and parent-and-child and accessible bays marked in line with the applicable requirements. Retail parks with several buildings also need directional signs between them.
- Pylon with swappable tenant panels→The structure stays, and when a tenant changes we replace one panel. A 3 m illuminated double-sided pylon from approx. €2,070 net, face replacement from approx. €80 net per m².
- Car park zone and direction signs→Signs on posts and lamp columns: zone, direction to entrance A and B, exit. UV-printed aluminium composite approx. €35–55 net per m², designed as one system with the indoor wayfinding.
- Billboard on the approach→Your own 6 × 3 m structure from approx. €1,730 net excluding foundation. It can announce a new tenant opening or be let as advertising space.

2. Facade and seasonal campaigns
The facade of a retail building is the most expensive advertising space in the area. Tension frames with a banner or a mesh banner let you change the campaign several times a year: sales, back to school, Christmas. For large formats always use mesh, because a solid banner acts like a sail in the wind. - Tension frames for swappable banners→A permanent frame on the facade, with the banner changed for each campaign or sold to tenants. Coated PVC banner for the frame approx. €7–13 net per m².
3. Indoor wayfinding
In a mall shoppers look for three things: a particular shop, the toilets and the exit to their car. A site plan at every entrance and by the escalators, suspended directional signs and consistent pictograms answer most of the questions security staff get asked. The plans must be easy to update, because the tenant list changes every few months.
- Site plans and tenant directories→A permanent structure with the list itself on a swappable insert. When a tenant changes we print a new insert, not a whole board. Site survey from approx. €85 net.
- Posters for 6-sheet light boxes in the malls→The centre’s own campaigns or space for tenants. 10 posters 120 × 176 cm on whiteback paper come to approx. €130 net (21.1 m² × approx. €6).
- Floor graphics: directions, zones, campaigns→Arrows to a new shop, the food court zone, a Christmas trail. Vinyl with R10 anti-slip laminate approx. €19–30 net per m².
- Christmas and seasonal decorations on walls and glass→Graphics on columns, balustrades and glazing, installed at night and removed after the season without a trace.

4. Vacant units and refits
An empty window looking onto bare walls drags down the whole mall. Covering it with film carrying a letting message or “opening soon” costs little, and the mall looks alive. While the new tenant fits out the unit, the same film hides the works.
- Vacant unit window graphics→A “To let” graphic with the leasing team’s contact details or an announcement of the new tenant. A 6 × 3 m window in monomeric vinyl is approx. €130 net (18 m² × approx. €7).
- Tenant signage produced to your guidelines→Tenants looking for someone to make their fascia or window graphics get one tried-and-tested contact from you. We produce to the centre’s technical guidelines and install at night.
5. Events and installation
A weekend fun day in the car park, a children’s day, a Christmas market: this is material you will use several times a year. An arch and gazebos with the centre’s logo last many seasons, and barrier covers tidy up the event area straight away.
- Inflatable arch at the event entrance→6 m span, printed, from approx. €1,490 net. It goes up in about fifteen minutes and immediately marks the event area.
- Branded gazebos for markets and stands→A fully printed 3 × 3 m gazebo from approx. €750 net. You can lend the same gazebos to tenants for stands outside the entrance.
- Barrier covers→Printed mesh approx. €7–13 net per m². They hide the metal, organise queues and carry the centre’s or sponsors’ logos.
- Night installation and multi-site service with a report→Night work by our crew from approx. €65 net per hour, a lift up to 18 m from approx. €230 net per day. With several centres you get a photo report from every site.

From our experience — what to watch out for
- Design the pylon and site plans with swappable panels from the start. Altering a fixed structure after a tenant leaves costs many times more than a new panel.
- On large facades use mesh, not a solid banner. Less wind load means less risk to the structure and fixings.
- Order the Christmas campaign in September and October. Work at height in November depends on the weather, so leave yourself a margin.
- Cover vacant units straight away, not a month later. A covered window with a leasing contact works for you; empty glass harms the neighbouring shops.
- One supplier for all the site signage means one set of colours, one typeface and one contact when something needs replacing.
